B. TERMS OF PAYMENTS
1. 10,000 USD To be paid upon signing the Booking Form
2. 40% To be paid 30 days after signing the Sales and Purchasing Agreement
3. Equal payment is divided up between the above and time of completion
4. 10% To be paid less the deposit on hand over of keys and start of leasehold term of 50 years. Estimated time February 2008
• Estimation time on completion of the project is February 2008.
C. ANNUAL MAINTENANCE AND MANGEMENT SERVICE FEES:
Annual Maintenance & Manegement Fees are payable to PT. Roku Bali International on a bi-annual basis deducted from rental income. This fee covers all the cost of servicing the villa for rentals and maintaining the villa, including day-to-day operation costs. The high levels of services provided are outlined in section The Management Service Contract.

Note: This maintenance fee base on inflation price in Bali, Indonesia and it is to be recalculated after the first year of operation. |  | | Income Distribution Pool | Back to top | All THE SERI VILLAS will be included in the Villa Income Distribution Pool. To be fair to all THE SERI VILLAS investors, villa owners will receive an equal share of villa rental income – depending on their villa usage (owner – occupied usage). It is regardless of the occupancy of their individual villa.
Income Distributions pool type: Villa 1 & 9 (3-bedrooms), Villa 2-8 (2-bedrooms).
How the system works:
- All villas are in the accommodation pools.
- The total revenue earned by all villa/room is calculated at the end of the month.
- The 20% Management fee is deducted from total.
- Owner occupied usage counted for each villa and subtracted from nights available to give Net nights available.
- By dividing Total Net Revenue by Net Night available we fix the Average Night Rental.
- The Total Net Revenue per villa/room is then calculated based on Owner usage.
- Income is then distributed to each owner.
Villa owners will receive their villa income dividend at every 6 months. THE SERI VILLAS Management Company (PT. ROKU BALI INTERNATIONAL) will provide monthly report to the owner and the total income of the 6 months will be paid by end of the 7 months.
